Rules and Guidelines for MD Properties

We have a lot to offer, such as beautiful landscaping, a community pool, fairgrounds for a wedding or private party,  lockable doors, and computerized windows and curtains.  We also offer copy-bot security and grounds security. So you can feel secure knowing that your belongings, and your home will always be safe.

It is very easy to rent with us and you can move in immediately.  Simply pay the pay box that is on the side or on the back of the house you wish to rent.  The big box will then turn into a small cube.  The box will tell you how much to pay.  This box charges weekly, or bi-weekly, but you may pay the box ahead of time so that it does not turn available when you are offline due to non-payment.

Next- send me a message that you need to be added to the group. Once you are added, you will receive a group invitation. Please remember that you asked to be invited to this group- so don't assume all group invitations are spam. Please look for a group invite called "Mary Dana Properties" and click "join". Now you are ready to rezz objects. This group was open enrollment at one time. However, I had to close the public group due to abuse and security reasons. If you cannot get ahold of me, feel free to ask another renter of MD Properties (EFF Loon) to add you to the group. They have the ability, and will do so!
 
Please wear your tag (name above your head) that says MD VIP while you are on the property so you may rezz your objects. 

Rules:
1.) Please obey prim use, or you will be evicted.

2.) Please note, that I do NOT refund rent money.(Linden Tokens)  If you pay using the paybox and decide it's not what you want, the box can refund you at ANY time, minus the time you spent in the apartment or home-if any.  Please do NOT "IM" me for refunds of rent.  You have the ability to get one at any time yourself.

3.) Please IM me (Mary Dana) with any problems with other tenants or neighbors. Do not take it upon yourself to confront a neighbor. All abuse reports (if need to be filed) will be done through me. I rarely need to do this, We are a drama-free community. Please be courteous and respectful to your neighbors around you.

4.) Community pool is for members of MD Properties and guests ONLY.

5.) Room-mates are allowed of course, but they also must be added to the group, make sure they do.

6.) Please do not expose yourself while on property grounds. (this means no nudity outside) Please save this behavior for behind closed doors. This also includes explicit romantic behavior. Please keep this romantic behavior behind closed doors.

7.) MD Properties is NOT responsible for lost or returned objects.

8.) Yard furniture is allowed, but is included in your prim use.  (If yard furniture is unsightly, it may be returned to you) You may rezz vehicles to ride, but must put them back in your inventory after you are done using it.

9.) You are responsible for counting and maintaining your prim use.  Please read the prim use guidelines for further details.(Individual Prim Counters coming Soon!)

10.) Please do not put out money making devices, such as "touch me trees" to make money, ect.

11.) You are NOT allowed to use your residence as a store, shop, or teleport customers here for business use.  This is a residential community ONLY. Contact me if you wish to rent a shop or merchant space in a commercial area.

Modification Guidelines
Please do not modify any rentals within the community.  You may change the curtains, if they are electronic. (you will see an electronic curtain panel on your wall that has a menu)  If they are scripted and built into the wall (to click) you MUST leave it that way.   Decorate however you choose, but you are not allowed to modify your house or apartment by changing the walls (wallpaper) or ceilings or floors.  The apartments and cabins were built to order, and they are to stay the way you rented it.  It will take me time and effort to put it back in its original condition, since everyone has different tastes.  Walls are to stay the color that you rented them in, as well as the floor.  Feel free to put down prim removable rugs, or even boards that have wallpaper on them up against the existing wall. Do not however, modify the wall within your cabin/house or apartment/flat, ect. I encourage creativity here at MD Properties, and some of your homes are decorated beautifully, however we have to make sure guidelines are followed when renting.  When you move out, all I should have to do is change your door, not completely redecorate your house.  So please follow these guidelines, as this was always part of MD Properties rules, and grounds to be evicted if they are not followed.

TREES, FLOWERS AND SHRUBS
Feel free to put out flowers or trees close to your home, or on your porch or deck.  Do NOT however, put trees, shrubs, plants, ect, in any other part of MD Properties, including outside your home a few feet, or by the fairgrounds, or any open area.  Leave flowers and the landscaping to me.  Remember putting flowers, plants or shrubs takes away from your prim count, and is included within your own prim usage.  If your flowers, are unsightly, or too primmy, (creates lag) or is a money tree, I have the right to remove it or delete it.

I want everyone here to feel at home, comfy, cozy and have the ability to create.  This is what makes SL so special.  Remember, I am not telling you that you cannot decorate, I am telling you not to modify.

PRIM USE
The dreaded word. Prim use! But we must take prim use seriously, since this is the main focus on how we can decorate, walk without lag, ect. I wanted to take a little time to explain prim use, especially to the new comers to Second Life.  Everyone who lives within MD Properties has a prim limit on their home.  A prim use limit is the amount of objects you are allowed to rezz (place out) inside your home.  The lower the objects prim is, the more stuff you can have.  For Instance, I have a coffee table, to find how many prims this coffee table is,  I would do these steps:

1. Rezz the item onto the ground
2. right click on the item, then go to edit
3.  then you will see a list of tabs.  General, object, features, texture and content.
4.  Under the general tab (the main and first one) You will see "name", which usually is the name of the object, the "description", which tells you about the object, Creator, which is who actually made the object.  The "owner', who owns the object, and if its in your inventory you own the object, however it doesnt mean you created it.  And lastly the Group, if the object belongs to a group. 

**This is the important part:
At the top of the general tab you will see a blue button that says "Options".  Under this button tells you how many prims an object is.
For instance 1 Object, 7 Primitive.  This means this object has 7 prims.  Prims is short for primitives.  Now if you are renting a house that only allows 70 prims for instance, you have to now dectuct 7 from 70.  You are now left with 63 prim use.  You must look at each item that you place, and find how many prims they are.  They cannot add up to over the amount you are allowed in your rental.  If you go over, the new pay box systems will auto-delete your items, and they will NOT be returnable.  They do not return them to me, they actually delete them, so it is EXTREMELY IMPORTANT THAT YOU FOLLOW PRIM USE GUIDELINES, BECAUSE MD PROPERTIES IS NOT RESPONSIBLE FOR DELETED ITEMS AND WILL NOT REPLACE THEM.

Secondly going over prim use creates lag in the sim (community you live in) lag is freezing up, unable to move, slow chat response and other annoying things that do not make SL fun.  Also, going over prim use without an auto-returner, makes your neighbor lose prims, because you are hogging them all.  So the new payboxes are to make rent paying easier, and to monitor prim use on my end. However it is YOUR responsibilty to take a pad and pen and count every item in your home and the prims they have.  Quickly remove any items that make your prim use over your limit. They sell prim counters for individuals. I suggest you purchase one.

Lastly, only decorate your home with Low prim furniture.  In the newbie box that I give out, there is refrigertor with only 1 prim, rugs and drapes 1 prim. I have a personal rule, that I do not decorate my own house with any item above a 6 prim for one object.  This allows me to have more stuff. 

To find great places with low prim furniture, go to the bottom of your screen and click on search. next, click on the places tab.  Then type in "low prim furniture' (do not use the quotes) then make sure any category is checked in the drop down box.  A huge list of stores should open up, you scroll through, find a store, and click teleport and shop away! A new type of furniture called "sculpted, sculpts, or sculpties" are furniture or other items not made inside Secondlife, but made in a 3D image rendering program. Once the object is made inside this program (there are many) it generates a "sculpt map" that the designer then places on a basic prim. The prim then transforms into what they designed inside the program, not inside Secondlife. You can tell sculpted objects because they look life-like, they don't have rough edges, and they take a few minutes to load. They may look odd, or strange maybe even crooked until Secondlife has read the "code".  Sculpted furniture is usually lower in prims, and of course looks more life-like. Go for the sculpts! (Do a search for sculpted furniture.)
